Strengthening our impact investment in societal and sustainable real estate

29 October, 2026 - VP Capital is pleased to announce its commitment to Apollo Healthcare Property Fund, managed by Hartelt Fund Management. The fund invests in buildings that contribute to future-proof care: buildings that fit what healthcare organisations, care professionals and clients need. Sustainable, built to last, and with a clear focus on making care more accessible, affordable and inclusive. For VP Capital, this is exactly the kind of societal real estate we want to be part of.

Addressing a growing healthcare need

The Netherlands faces a structural mismatch between demand and supply of healthcare real estate. Roughly half of the current stock of Dutch healthcare real estate predates 1980 and is not future proof, neither in terms of sustainability, nor in terms of the changing needs of residents and patients. Furthermore, Care & Treatment Centers - centralized facilities integrating multidisciplinary primary care, pharmacy services, and social support - are essential for delivering accessible care closer to home, addressing an aging population, and relieving pressure on hospitals.

"Apollo Healthcare Property Fund allows us to invest in a critical societal function, accessible nursing care and local health facilities. This investment lets us combine impact with a long-term perspective on healthcare in the Netherlands.”

A proven, diversified portfolio

Since 2016, Hartelt Fund Management has built a portfolio of over 30 healthcare properties across the Netherlands. The portfolio is well diversified across nursing homes and care & treatment centres, with long-term leases signed directly with healthcare providers and an average weighted lease term of nearly 12 years.

Driving sustainability across the portfolio

Apollo Healthcare Property Fund is an Article 8 fund with the ambition to be the most impactful investor in the Dutch healthcare real estate market, underlined by a 5-star GRESB rating for five consecutive years. Additionally, Apollo is awarded Global Sector Leader within the sector healthcare. The fund is committed to a Paris-aligned, CRREM-based decarbonisation pathway across its portfolio, with renovation programmes already underway to install solar panels, EV charging points and heat pumps, and to improve insulation across older buildings. Apollo can both enhance the energy efficiency of existing buildings and acquire newly developed assets.

As an example, one of the most recent assets to the portfolio is Van IJburg in Amsterdam, the fund's first timber residential nursing home, combining independent senior care apartments, intensive home care and housing for healthcare professionals in a circular building with gas-free energy systems, façade solar panels and a green courtyard.

“VP Capital brings the kind of perspective we value: a rigorous approach to driving positive impact, a long-term investment horizon and a willingness to engage actively. That makes them a strong partner for Apollo as we continue to raise the bar for both sustainability and social value across the portfolio.”

- Victor Gulickx, Fund Director at Hartelt Fund Management

Aligning with our real estate strategy

The investment fits VP Capital's 2024–2028 real estate strategy, which prioritises European assets with a strong societal function, an experienced and committed management team, and a clear pathway toward Net Zero. Apollo Healthcare Property Fund's focus on affordable, mid-priced care housing and multidisciplinary health centres directly supports VP Capital's impact solutions Net Zero and Inclusive.
