Triginta: A new chapter in societal and sustainable real estate

Strengthening VP Capital’s commitment to impactful investments

VP Capital is proud to announce its investment in Triginta N.V., a property investor and developer, active in Belgium and the Netherlands. Triginta specialises in the sustainable and societal (re)development and investment of (religious) heritage and specific healthcare real estate. This focus aligns perfectly with VP Capital’s mission to balance social equality, ecology, and economy, in its investments.

Transforming historic properties with a social purpose

Triginta’s unique approach focuses, on the one hand, on the acquisition and transformation of historical buildings—such as monasteries, churches, and heritage properties—into socially meaningful destinations. These redevelopments aim to serve purposes such as specialised care, housing for individuals with disabilities, often complemented by office spaces. On the other hand, with a strong focus on community impact, Triginta ensures that at least 50% of its rental income is derived from socially oriented tenants.

As Jeroen Heine, Director Investments VP Capital, puts it: “Triginta and VP Capital both believe in transforming not just buildings, but communities—creating spaces where sustainability, social good, and heritage come together to shape a better tomorrow.”

Driving sustainability through the transformation of existing buildings

Triginta is committed to minimising the environmental impact of its projects. By prioritising the transformation and repurposing of existing (often monumental) buildings, the fund inherently supports circularity—preventing demolition and reducing the need for new construction materials. As part of its strategy, Triginta conducts energy scans to align its properties with science based-targets, following the CRREM pathway. It also implements green lease agreements, encouraging tenants to actively participate in sustainability efforts. Furthermore, the fund uses Life Cycle Assessments (LCA) to minimise embodied carbon emissions during redevelopment, while prioritising biobased and recycled materials. These efforts are supported by material passports, which ensure transparency and enable future reuse.

Additionally, Triginta employs a detailed ESG Monitoring Framework to guide architects and contractors in achieving high sustainability standards that go beyond mandatory regulations.

Ambitious climate goals for a sustainable future

Triginta is dedicated to reducing the carbon footprint of its portfolio. By 2025, the company will translate its overall commitment to science based-targets into measurable reduction goals for individual properties. Energy management systems are already in place to monitor and optimise consumption in collaboration with tenants.

“Tackling social and societal real estate requires a meaningful long-term vision. Together with our purpose 'to positively change real estate from within', we embed this vision in the composition of our team as well as in that of our shareholders. We are therefore particularly proud that VP Capital – a renowned impact investor – expresses its belief in Triginta and our team through a cornerstone investment. We look forward to achieving great things together."

To further its sustainability and community goals, Triginta also places significant attention on stakeholder engagement. This involves actively collecting feedback through tenant satisfaction surveys and community engagement initiatives. These efforts ensure that the needs of all stakeholders, from tenants to local residents, are met while fostering a sense of shared ownership and responsibility for the spaces developed. Advanced digital platforms enable ongoing monitoring and improvement, ensuring that Triginta’s projects continually evolve to benefit their communities.

A long-term, impact-driven vision

Triginta’s approach ensures patient capital for long-term impact, aligning with VP Capital’s 2024–2028 real estate strategy. By integrating sustainability, social purpose, and financial stability, this partnership reflects VP Capital’s ongoing dedication to impactful investing.

This investment is a significant milestone in building a social real estate portfolio that preserves cultural heritage while addressing modern challenges. Triginta exemplifies how real estate can serve societal functions and advance sustainability simultaneously.
