Real estate

Responsible investments are the buildings blocks of an equitable future. Through VP Vastgoed we invest both directly and through funds in real estate that meets our sustainability targets. We prefer real estate that also has a societal function. We select investments based on their alignment with our impact strategy and equally, we stay involved to accelerate positive impact.

For example, when investing in funds, we actively engage with the fund management to spark sustainability improvements. When making direct investments, we take measurable action to make properties more sustainable.

Investment criteria real estate

Our investments in real estate have to meet rigorous sustainability targets. These are the key criteria we use in our decision-making process.

Contribution to our 6 solutions

We strictly focus our investments on six types of solutions: biobased, regenerative, toxicity-free, circular, net zero and inclusive. We only consider real estate that enables or directly contributes to one or more of these solutions.

Focus on impact and SBT

New constructions should be impactful investments and aligned with Science Based Targets (SBT). Existing buildings should qualify as an SBT-aligned impact investment after their transformation or renovation.

We have a specific interest in real estate with a societal function.


We are primarily focused on real estate in the Netherlands and Belgium, with Germany as an optional target market.

Lease term/contract

Lease terms or contracts should last at least 10 years, including an annual indexation.

Climate risks

Climate risks will be taken into account during the due diligence phase.

The fund’s management is fully committed to prioritizing the sustainability of its real estate portfolio and decarbonization in line with our SBTs.


Funds focus on real estate in Europe.

Impact funds

Funds concentrate at least partially on affordable housing or another societal function and aim for a substantial number of properties to qualify as impact investments in the near future.
